For the first project, I would be doing a joint venture with my friend who is a framer so he could take care of the rehab side.

I started off 3 years ago or so with that intention, refinancing has been a bit more difficult than I originally intended, but it's still an extremely profitable venture and very much worth your time if you're looking to build long-term wealth.

If you like the idea of getting involved with notes but are brand new to note investing and real estate I would strongly recommend finding an experienced investor to joint venture with.

I was a member of a local BNI group for another business venture and had some success.

I have worked with mostly buyers and have watched many flippers buy properties and do a horrible job renovating them, so I am venturing into another aspect of my career by buying properties, renovating and selling them.
