I think the problem is that the business money will ultimately be paying for all the upgrades and the repairs. 

If you can make it work with 3.5% down, you could save that money you would have spent for repairs or upgrades to increase the value of the home or even buy another one. 

I'm not renewing the lease because I want to upgrade the unit.

There is a house for sale in my neighborhood that appears to mostly need cosmetic upgrades (no inspection done yet) - i.e. new kitchen/baths/paint, etc. 

Yes, you eventually need PPAs and interconnection agreements (IA), but distribution runs, permitting, last mile loads, zoning, substation capacities and required upgrades, … all these are just as important as your PPA and IA.

I suggest targeting properties that require minimal repairs or only cosmetic upgrades for your first investment.
