The overall opinion I hear about gripes with cleaners are -Not timely, which is crucial on doubleheader turnaround days.Difficult to communicate with, and I speak Spanish as well but still struggled to get timely responses when I needed.Bad reputation for theft ( I have never experienced this)Bad reputation for Language Barrier ( Again, I have not personally experienced this)Interested to see if anyone has any unique input and possibly any suggestions.

There aren’t any pitfalls that are unique to Memphis so it’s pretty much the same as anywhere else.

It seems that this is certainly a unique asset class in the eyes of many lenders...do you happen to know any that are interested in lending on RV parks? 

It is unique as all the newer homes are on small (e.g. 4000SF) lots or are condos, townhomes.

It is a unique circumstance we have in our state.

I’m going to try asking maybe $50 more than a standard single bedroom, and hopefully it’s uniqueness means they stay around.
