I just know the margins for deals in my area are tight and doing the work myself could definitely work out in my favor.

If multiple replacement properties are needed, it's a very tight timeline. 

It consists of two side-by-side campers on lot by a lake (full views, but access is further away) with a fire pit and outdoor space.

It is just me in the property and the main unit has 2 beds and 2 baths, so more than enough space for me there.

I would hold tight with my money and look for a better deal.

Why not look at something very "earthy" like automotive repair shops and/or warehouse space? 

If not look at areas that are still 5-10 away from getting better such as the Eastside or deep in the westside. 2) Maybe check out how SB is responding to SB9/10 and find a property that would benefit from that(perhaps on the 154 with more space).3) Start talking to neighbors of friends who may know of an older couple that is looking to retire soon and offer a make them move price.

The other issues are liability, if there is a fire/safety issue/problem tenants/noise complaints/etc. and the people you have renting out those spaces or your neighbors, find out they are not permitted, they have you by the balls.
