Renting Granny Flats in Los Angeles

Hi BP Community, 

I'm currently looking at a deal in the Los Angeles Area. It's a permitted duplex with a couple granny flats that are not permitted. 

I was curious to see if there are any tax or legal ramifications if I were to purchase the property and rent the granny flats that are not permitted. The end goal would be to convert these to permitted ADUs, but I don't plan on doing that right away.
