But it’s better to ask them up front (like you did) before you waste your time applying if it’s not going to be for an approved use.Also, if you’re just not sure what you’ll do with the funds, you can always say the purposes is “for cash reserves”.

$450k is pretty cheap for a Cali so maybe it works as rental (don't know the strategy here) but rental cash-flow could take years to equal $225k tax free.

You can look at the relocation as an investment in the property since it will be an issue if you ever want to sell.Years ago we only provided w/d hookups, but these days we include w/d in all units, raise the rents accordingly ($25-50 per unit) and enjoy some extra cash flow.

Maybe I could alter my proposal so that they never actually have to put up the cash, but instead just earn a fee for reselling for me.With the put option, I am essentially acting more like a bank for them and freeing up capital that they now have tied up in these loans.
