I'd go say hello, im here in los angeles area and i have a property radar membership, which i use to door knock. they only give a bit more info, the advice from Account Closed about on-line county records might be good, but im from north carolina and if there anything like south carolina & what im used to might be behind the times with online records. maybe have to do some digging in person.

Hi BP,I was surveying Cape coral market.

So I wouldn't worry about that piece of it so much.Maybe you could charge significantly less for the common area with the understanding that they would need to share your shower but use the kitchen bathroom.You could also just use that common area yourself, get a gym membership and use the shower there.

WIll the investor money be borrowed, or is the investor taking a membership interest in the entity owning the property, or a fee simple interest in the property?  

Lastly, do you have a plat survey?

For large HOA's you may want to recommend they hire a Parliamentarian to conduct Annual meetings, especially if their membership is known to be contentious.
