Minimum Parking Requirements in Downtown Chicago

Current State: 2-unit (2-BR 1 BA each) with unfinished basement (egress and height requirements in place) in West Town

Rehab Goal: 3-unit (3-BR 1 BA each) 

Issue: A local architect mentioned that while the property was currently zoned to accommodate 3 units with 3 BR each, I would need to create 3 parking spaces in the rear. There is not enough space to accommodate 3 spaces (2 would be pushing it).

Are there any creative options around the parking spaces? (e.g. permit exceptions) As a side note, there are a multitude of CTA bus options in the same block.

Hey there @Glen Fernandes - What are the dimensions of the Chicago lot?  Sometimes you can get creative with the parking depending on the amount of room you have front to front and side to side.

There is a TOD program that has to do with parking here in Chicago but I am not sure of the details.

I am sure @Prashanth Mahakali or @Samuel Pavlovcik can provide better details on this subject.
