I would recommend always including your property management fees in your analysis even if you do plan to self manage.

I imagine the fees could eat you alive with multiple accounts, but being I am totally new at this, I'm not sure what is the best method.Thank you for your time, knowledge and advice in advance.

I generally think the fee is worth it if I don't have to constantly worry about the property, and don't mind the hit to my cash flow since this investment is absolutely driven by appreciation.
