If all the capital items have been taken care of, then perhaps the property is worth what you are paying....the appraisal  could be using comps that are not in equal condition. 

You can store the tenant's stuff and give them some time to pick it up and of course they would owe storage fees on it.

I could do it myself or hire anyone.So basically removing the tank is cheap and it only cost the permits on top off what I had in mind anyway.I'm having the seller fix most items in the CO inspection some I had already seen and planned to pick up so no big deal.

This number will vary with the timeline since the timeline criteria is based on a predetermined set of financial goals...which in tern is based on either total personal debt items to be paid off, or cash flow needs for specific monthly bills.
