 Hi Bigger Pockets community,We are a young couple new in the Bay Area, originally from New Zealand.We have no credit history at the moment and made the mistake of putting all our eggs (20% down) into our first home but we were thinking that we should try and refinance to a FHA loan so that we can buy some out of state properties with our own money (since the banks won't lend to us for another year). 

At this moment I am a 2nd year college student , attending Franklin Pierce University in Ringe Nh.

To simplify the question yes, if done right and other tenant inducing uler moments can be that easy.

For me, the "defense" of the city actually happened soon after I moved to our current neighborhood (I should clarify...I physically reside in Oregon for work, at the moment, and we're renting out the house on Grand, but I intend to retire in it - unless something better comes along).
