Refinancing to a FHA loan?

 Hi Bigger Pockets community,

We are a young couple new in the Bay Area, originally from New Zealand.

We have no credit history at the moment and made the mistake of putting all our eggs (20% down) into our first home but we were thinking that we should try and refinance to a FHA loan so that we can buy some out of state properties with our own money (since the banks won't lend to us for another year).

Does this sound like a good idea to you? 

Have you got any good investor mortgage brokers that you can recommend to us please?
