I just had a short conversation with the wife where they say that the place wasn't clean to those standards when they moved in (which I will admit, that cleaning person did a sub par job with some stuff), and she also claims that their pets are on some flea and tick medication that is suppose to kill the ticks if they get bitten, to which I told her that they could still carry them in.

Lets call that the :( side.2) And there is the happy side... passive income (syndications, passive partnerships ie medical/dentist offices) and passive losses (depreciation, bonus depreciation via cost segregations common in syndications).

Seems a bit risky to me to buy out a neighborhood since rent can be pretty sensitive if someone a few streets down decides to under cut you.
