It seems to be a self standing structure that will be standing inside the garage.  

The name of these apps are self explanatory( I believe) and they all work together to make my business processes work alot smoother.

I could say that about self managed HOAs too.

The remaining roommates would have to come up with the missing third anyway, have them give directly to the vacating roomie.

Even if you self manage at some point you might not want to and if you didn't allocate for that cost on purchase you will have diminished returns.Most investors can't handle by themselves doing everything anything over a 20 unit property.

If you are starting out with single family and self managing that would be very difficult and costly to manage, imo.
