Right now, I am really putting my nose to the grind and learning as much as I can, but fully intend to take action later this year.

Respectfully, Jacob, if you buy in to a deed restricted community, knowing the community does not want AirBNBs and plan to circumvent the publicly available rules to put a STR in there anyway - that's dishonest. 

It's actually a considerable risk for the seller and oftentimes the agent understands that risk.

We talk about exactly how the numbers work and are looking to put together some deals for the group so that people that can't go "all-in" on a property can partner up with others with more experience and grow together. 

As a real estate investor, I would like to learn how to properly put together a private syndication from an attorney with experience in this field.

The pest control people can put locked bait boxes in the basement, attic, and outside to treat for mice.

My realtor says they’re pretty good but I am not sure an ARM is smart when I’m not putting a lot down and plan to keep this property long term.
