Finally, if there are reputable wholesalers in your area, they're likely a better lead source than an agent would be. 

Hey @Jason Harty - congratulations on the long history and reputation that you've built for yourself, that's awesome and not everyone can say that! 

We do self manage so if you are looking at PMs make sure they have an awesome reputation or it may sink you.  

Sure he isn't your main contractor but they are hard to come by and word of mouth spreads, you don't want a bad reputation. 

Having a construction business comes with way more costs and liabilities, however, it’s easier to stand out if you do a great job and develop a good reputation.

In 20 years what would you rather have: Complete financial freedom and a younger version of YOU doing all the hard work for you...or a great reputation as a really reliable RE agent who still needs to work every day?

Also, make sure you go with a reputable non qm lender to avoid getting a lender that fails to fund your loan.

Opportunities will come that otherwise wouldn't, you will be able to network, build a reputation, these things matter a lot.

Almost every reputable analyst is projecting rates to increase beyond where they are now.
