I use the same standard except I don’t allow pets which probably hurts my chances for better prospects but oh well.

How I go about pre-screening prospective tenants is straightforward.

There was slightly lower showing activity in April, but more applications and more serious prospective tenants.

I approach all prospects to try and preserve as much equity in the property in the least amount of time and am willing to exhaust all options before moving onto the next most feasible option.

Most apartment communities across the country have implemented the following (will vary by location):Paused repositioning and rent increasesHalted rent raises on renewalsWaived application and admin fees for prospective residentsOffered payment plans for COVID-impacted residentsIncreased reservesFocused on occupancy (vs pushing rents)If economic occupancy declines, the buttocks-clenching will increase.

Sure you can get lucky as long as you are performing POWER PROSPECTING - So how do you make a not good equity or cash flow property a GOOD DEAL? 

A prospective tenant, in other words, likely won't be so awe-stricken by this property with a storm door that they'll dole out an extra $20 a month.
