Hello BP,I am in the process of purchasing a 2 unit townhome (legally zoned R7) in Baltimore  City MD 21213.

(I'm not getting emotional, I just came in late to the bidding process) Basically, while I was getting quotes on repairs, we missed the fact that the auction was closing. 

We are in the process of selling a home and wondered if anyone can clarify on the detail of the 2 out of 5 year rule.  

We are in that process now, and are heading towards a 30 yr fixed loan because it will be a smaller payment, thus freeing up cash flow to fund deal(s).

I know now that I should have had the application process done first before selling the mobile home to her.

I started to talk to the county to inquire about the zoning regulations/process but haven't heard any concrete information yet, still in process. 

(Im not an insurance agent but im almost kinda sure that is not possible but this is why im asking).With that said, im really needing some advice on how to handle these types of wrenches in the process.
