Use and Occupancy Permits Baltimore City

Hello BP,

I am in the process of purchasing a 2 unit townhome (legally zoned R7) in Baltimore  City MD 21213. The property is currently modified to accommodate two families but there are no documented permits for the modifications done to the property? How much will it cost to obtain a  permit for this 2 unit dwelling's modifications? Is there inspection required before the Uses and occupancy permit is granted?

Many questions to answer there. Start by calling zoning at baltimore housing about whether your house is a legal 2 unit. If not, ask them what needs to be done to accomplish it. If so, ask if any documentation is required to continue as such. Deal with whatever that brings. Pull the u and o when everything in the place is done, get the u and o inspection done and pass. get your lead certs done. Register the property. And Don't bring up modifications. You cant say what was or wasn't done factually, because you didn't witness it, which is a good thing. That is your answer to anybody from baltimore city, and it is accurate. Let the city tell you. They have a mission to squeeze as much money out of you as possible, don't help them.
