I've had my own company for the last two years which makes it a little harder to get financing. 

I adquired 10 rentals in the last 2 years and Im purchasing a triplex in a couple days.

How big, exact location etc. so it is hard to say if your numbers (Rentalizer) is close.My wife and I spent a week in the area last Oct looking at properties and prices are robust to say the least, but there is demand.

My last one took 3 weeks and cost $320 so it definitely didn't crush me.

There are home that sold in the last 6 months across a major road that sold for350K-450K.   

I have been a part of four deals now where we used construction financing in Berwyn, Cicero and last time on the north side in Irving Park.

Have the info on:    - any claims in the past 5 years    - when were the Roof, Electrical, Plumbing, & heat last updated    - what alarms/security    - who the prior coverage was for the past 5 yearsCA has become a difficult market for coverage lately so I would start the process early to make sure you are quoted in enough markets.
