Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Using a credit score to determine a good pet owner is not really a sound idea.

She enjoys decorating the house, being with her pets, and going to see her mom for lunch outings.I do not believe you have to convert your spouse into this real estate mogul and cram real estate down their throat.

Not having the tenant/landlord portals was annoying, but it wasn't annoying enough to cause my tenants confusion and the termination fee, so I was going to wait til the end of the contract and find another PM. 2 weeks after the lease executed, I noticed I was missing the pet agreement and e mailed the PM to send it to me as we were already in process to purchase another home and the lender wanted to see the lease.

Some are very jaded and believe everyone calls their dog a "support dog" to try and get through the no-pet policy.

It all depends on your rental for the pet fee, we do a $100 nonrefundable pet deposit, but it's cheap because we have tile throughout.. i've heard $200 pet deposit, and $20/month pet rent is standard.

If it's anything I have a pet peeve about its having a Multifamily property without split utilities.

Should mention on just a few we had some pet odor before installing.
