Finding investment properties with conventional high LTV residential loans (At least 75% LTV, preferably 80% LTV) with initial cash flow in my market is very challenging, but occasionally possible. 

I occasionally had to light pilot lights or he had to clean out the tanks, but it was really minimal maintenance.

So, for instance, when I decided I'd take someone with zero credit if they were a student or on an immigrant visa as a student or employee, I'd add that to my written criteria and email it to myself.There are occasionally really weird situations where an adult of over 40 years old, for instance, has zero credit, and they would be Americans born in America, but chose to stay off the grid. 

In those cases, you need a good track record of what a running average (12 months, to account for all seasons) of utilities costs per month, include it in the rent in some fashion, and be sure to occasionally revisit your 12-month running average costs with your provider to ensure you're recapturing those costs. 

Sometimes it helps to get creative...Now, on a personal level, I'm active duty military, so we've been frequent renters and occasional buyers of SFH... wall and carpet color don't matter to me one bit... but they DO matter to my wife.
