Also, they are not requiring the loan go in an LLC...I wouldn’t normally do something like this, but with the market as crazy as it is and the area my wife wants to stay in, there aren’t a whole lot of other options as this house is at the higher end of our budget and is priced quite a bit lower than all the other comps...I appreciate you!

Gas prices have a big impact too so if the renters in your place don't own a car they have lots of money to pay high rent.

Never rely on tenants to be responsible.If tenants were negligent, leaving a window or door open, running out of heating fuel if they are responsible for heat etc. and that negligence caused freezing that would not have normally occurred then that is tenant caused damage and they can be charged with the repairs/damage.
