At the end of the day LL needs to keep the property in a fit and habitable condition and make any necessary repairs to do so in a reasonable amount of time.

Be aware that if you point your tenant to the rent assistance that there may be strings attached for the LL - such as not being able to evict while you wait for payment, etc.

@Fili Aguirre No one applicant is perfect, one has to give points to a strong rental history, with the mid-range credit score with a middling LL recommendation, against the applicant with low credit score (bad decisions a few years ago) but who now has a solid employer but who's missed a car payment.

I am waiting on the estimate with the numbers to review but I wanted to see other investors input on this.

This is just the kind of issue that will help their image.I practice real estate law in Texas (and only Texas), mostly on the LL side.
