If it were me in your situation - the inherent risk of a foreclosure would be a little intimidating, but knowing there are resources to help you through the process (BP, Agent, Lender, 203 Consultant)...that would give me the courage to try if I thought the deal had potential.

Chances are your tenant is not living there but if she is and has brought in her daughter, a dog and most likely the daughters boyfriend and the place is not immaculate I would terminate the lease without hesitation.

I'm hoping that someone else can chime in here and make a suggestion.

Our only daughter is in her second year at the University of Arkansas that costs her 14k a semester in tuition alone.

Also currently living in California provides some obstacles in terms of understanding the area and market in Houston. 

The building that she lives in has 2 handicap spots, but there are 2 disabled people living in her building so there are 3 people fighting for 2 spots.

I'm about 60 days in here at BP and can say I've certainly learned a lot.
