Having a repair business and 5 employees helps me keep the labor to a fraction of what it would cost someone who had to hire a GC.  

You can have 50 plus properties and spend your (or your employees) time issuing quit notices, chasing up after eviction paperwork and going to court or you can have them spend that time building on relationships with tenants and working with the ones that want to keep paying rent. 

I guess the employees decided there was a better cash flow system than what we think of here on BP;) I can'r recall ever paying with cash at their office, I usually have certified funds.

Research will show big companies buying homes for their employees to stay when in town.

Receptionist was officially an employee of the owner but answered the phones for all of us and she processed our mail and greeted our clients.

@Chris Seveney an example of an onsite property manager (employee) sueing the property owner is if he gets injured on the property and the owner doesn’t have worker’s comp. 

I believe this is by far the wisest choice IF you plan on owning the rental for years AND you know how to do a good installation yourself/are willing to learn AND you or your own employees do your own flooring maintenance over those years under your watchful eye, not a third-party contractor.
