It's a great rental market with LU's continued growth. 

I am amazed at the growth of this city. 

I like buy and hold there, though, because of appreciation and rent growth, fueled by population and job growth.  

@Ann Howell Grand Rapids has tremendous growth perspective.

Especially in an area history of rent growth/appreciation.

Not every neighborhood is like ours, you go to lower growth cities.

I have referral for local lenders for cash out refi as well when you need it.Based on my understanding the south west side of the city is seeing more growth but the deals might be far an few on this side due to high investor demand.

I desire to be in my own backyard, and would love to see growth here; in my state of birth.

Flat spots yes, slow rent growth yes, but negative rents not in anyones known forecast longterm.

I work full-time at UTC for the College of Business and have an Etsy shop where I do lots of custom watercolors of homes, pets, and weddings that is helping to fund faster growth in rentals.
