You all are SO set in your ways, YOUR ways, you can't possibly even begin to comprehend there is something else out there further than what your eyes can see.

Locals DO NOT like OOS investors at all so if you are going to do it right, you travel there and meet the neighbors and then you have more eyes looking over your property or properties.

Many sets of expert eyes have been out there and inspected every inch of the place.

I have read couple of things on the site,what caught my eye was buy and hold process I think it would be best for me.

I work fill time and seems that rehabbing and keeping an eye on the contractors might be a tough job .Any advise?

Just know that if the appraiser sees significant damage, they'll make the appraisal conditioned to repairs that must be done in the lender's eyes.

Sometimes it's nice to have another set of eyes take a look at the property.

My point is, it becomes important to keep an eye on affordability of the renters and in turn the price which you enter the market.
