Go DSCR and up the LTV to 80% if it will debt service if not keep it at 75%.Second option is get a portfolio loan you are buying more then 3 properties.DM with any questions if you want to understand blanket portfolio loans.

I'll start with the Axios interview I gave back in December and was published in January  Case and point, the low skilled Agents will be pushed out as there is now less low hanging fruit out there for them.The Elite Agents who have been superior to the low skilled Agents in everyway except for the willingness to work for a low wage, will no longer have to compete with 1,000's of low skilled Agents offering their services for a much lower price than the Elite Agents.Fewer low wage Agents means all that money rolls right back up to Daddy.

Bringing in a new GC creates a situation of its own.You need to be extremely careful about how you mitigate your exposure to fixing legal contractual obligations to the new contractor to ensure it’s scope of services and remedies should problems arise in completing the job.In closing, I urge you not to feel too bad or blame yourself for the situation.

I looked into PM services, and based on my calculations, 25% of my net cash flow is going towards PM (factoring their initial 75% one-time setup fee and 8% management).Also, there are no 1-bedroom apartments or condos in the block - only 1+ bedrooms available - not for rent but none present.
