My challenge is that its hard to find deals with a strong cash flow in MA due to high property prices and I am not seasoned enough (and brave enough) to start out with an out of state deal or an in-state property that would need major fixing.

I few, such as some of the smaller rural counties, plus Lee County (Auburn University) and Houston County (Dothan) still use the old system.Under the old system, investors bid up the auction price.

If they refuse to finance property purchase and rehab then you probably have a bad deal not worth its asking price in a wholesale market.

So, you can ignore the lien, but the eventual price tag will increase by 7.5% per year, meaning the lien will double every 13 years.

My largest concern is that as we go lower in rate, housing supply will ultimately be unlocked putting downward pressure on rents/asset prices.
