It has great potential for football season and summer.My estimate is $50k (padded) for repairs. 

As for now: I think we have seen the worst of inflation and I also think that interest rates will likely remain at where they are now for the foreseeable future (I'm personally hoping they go back down in the coming years but that's impossible to predict).

I'm predicting $5-$7k a month.

Are they predicting these areas to continue trending upward or do you think the market will level out in the next year or two? 

@Allen B.since the reinvestment requirements to fully defer all tax and depreciation recapture are that you purchase at least as much as your net sale and use all of your cash proceeds that means that any amount you take in cash or any amount you purchase less than your net sale is going to be taxable until you've reached the full amount of your gain withdrawn as boot.So the amount that will be taxable is predictable. 

Im looking for information on how can I best predict the monthly rent for the section 8 units.

I think its hard to predict when I am hoping sooner then later.
