We have been investing in that area for the last 7 years and I have talked to a lot of UNT student that live even in the Corinth, Lake Dallas, Cross Roads, Little Elm area.UNT housing authority (can't reca the dept name at the moment) is actually on record as renting out local private housing to supplement its dorms...the net effect of that could be considered close to rent control...a situation that we originally considered but backed off after looking at the economic growth around the campus and true demographic we wanted to target.

Should this happen if you own several rental properties, you are better able to handle these situations.

So I inherited a squatter at closing.He was listed as “boyfriend” of previous tenant on lease I inherited from seller.Problem is that lease expired May 2018.The original tenant on the lease moved out on expiration of lease and i never met her.Now this boyfriend is late on rent.He’s technically not on lease.I’m planning to ask my agent to post a 3-day notice on Monday.But I’m not sure that even applies as technically he’s not my tenant as he never signed a lease.Has anyone dealt with this situation?

Every situation has to be evaluated on it's own merits. 

Is it relatively safe to be looking at most houses in those 4 places or is it a street-to-street or block-to-block situation where one street is great for investment and the next one is a war zone?

Hi BP Members,Here is the situation I am in1) I own 4 properties ( i am the only one on the  mortgage and the title)- 3 rental and 1 primary.

I have a huge lot 1.5 acres and will have completed an on site laundry facility and am drawing up a 12 unit storage facility.

Hi Anastasia,I would like to agree with both @Salvatore Giancola and @Cassidy Logsdon; Windsor's low purchase price and rent ratios can create an ideal situation for cash flow.

almost every nice home is above market value in our town. reason being is our sewage pond is to small for the growth we have encountered so there is no building permits for the next year and half roughly. the only option is to buy an already built home or have your own septic system which there isn't a lot of land for sale either. so the market here is very crazy. our realtor also hasnt sold in our town. so im very confused on our situation. thank you for the reply.

I am seeking feedback and suggestions from other owners and/or managers with suggestions for how to handle this type of situation.
