There is no appraiser looking over the deal saying that rents are too low for the purchase price.

I have bought Tax liens for as low as $1200 that I have gotten a deed to.I also bought a house for $200 last week.

It was hard paying that much because of listening to other people & reading about them finding extremely discounted properties to rehab, rent, refinance. 

From there we also discovered Afford Anything and the BP podcasts, where we realized that we wanted to go the real estate route, while still investing in low cost index funds on the side.  

This will obviously not work for extremely common names, but I did test properties that I have been mailing and the owners are fairly easy to find on Facebook. 

You don't have much equity in the property but the acquisition cost is low and it cash flows immediately.

You often find 1/2 duplexes being sold in downtown Frederick from low 100s to mid 200s depending on the location and finishes...

The point was how low of a CAP rate would be needed to achieve that goal based on the starting point of available funds.  

My quandary is what to do with the fireplace that is extremely dated.
