Was just checking if anyone had some good material.

About 3 years ago I wrote my first material only order for over $10MM.

REI meetings`and materials appear to be the most popular, the organization is well established in the investor trenches. 

I there anywhere you can just get a template for all materials/set up that kind of thing.   

And that includes behind the scenes research of everything in and about the deal, and is responsible for disclosure of all material facts of the property, known or unknown to all parties.For marketing, the MLS strength is in its accuracy and ability to link agents together across their market and this is very powerful.

There are definitely 2 tenants there if not all 3, I haven't spoken to the listing agent directly but just gathered some info from online and from my realtor friend who told me about it to begin with and forwarded me the marketing materials (which didn't mention occupancy, we just saw cars parked at both ends implying someone at two of the three units).Thanks for any insight and info!

Some expenses are way out on the horizon, like a new roof - - 20yr guarantee is common and 30yr is better materials. 

Hi Karen, and Thank you, I’m actually looking at the rough numbers at this point for building the units themselves for high end luxury apartments to see if this is even possible before I spend too much effort on this one, I’ll be able to get Accurate numbers latter after I speak with the City officials.The Rehab, any demo, holding costs, Eclectic, plumbing, HVAC, would be another issue all together.I think I sent this request in a little prematurely, I should have a better Idea of the Appliances, trim and materials needed for this project in a little bit.
