I assume you have a security deposit also transfered at closing but with inherited tenants unless you have a move in checklist it is hard to charge for damage.

As for rent increases, a) are there rent control laws in the town where the property is located; and b) if you raise the rent too high, the Tenant could conceivably sue you for Constructive Eviction. and seek damages.

We will either refuse to use their tenant screening process and use our own - or demand a change in the disclosure practice.Scot, I recommend advising your PM that if he/she will be assuming responsibility for the tenant and any non-payment/damages/etc, that you're fine with the non-disclosure.

Can't discriminate about these, but lets be honest, they do have some bearing on the future for staying a long time, damaging the unit etc etcGut feeling at the interview....... trust your gut.....If its a dead heat at that point I use the first come first serve...... but that's rare I go to that.

Security deposits can only be kept for damage beyond normal wear and tear, past due rent, past due utilities (if the landlord pays for them and collects the payments from the tenant or if it is a water bill that the city demands you, the owner, to pay), and court fees (if awarded by a judge).
