Inherited Tenants Lease Issues

I just closed on a place with inherited tenants. The lease is scheduled to end on July 31st. On the lease it was indicated that the tenants paid the first and last month of rent when they signed the lease. Now the tenant wants to leave early which I'm fine with. Would this month be considered the last month or would the last month be July? Wondering if I can collect rent this month or not?

I would let them go, consider this months rent paid. I assume you have a security deposit also transfered at closing but with inherited tenants unless you have a move in checklist it is hard to charge for damage.     It is unplanned for you but just start calling contractors and line up the work. Insure you have the security deposit letter sent out in time, that can fall by the wayside when you are rehabbing.
