There is NO WAY a prospective tenant can sue me for discrimination, which will not happen in my apts as I put in my own tenants.In my apts Here in Brooklyn, I have the world of all kinds of minorities and status, each of them I know very well and will stand up for my Character in Court.The diversity in my buildings are incredible and represents just about everyone.Also, because I provide them with great service and speak with them on occasions, anyone coming to my building who claims discrimination will be proven to be false as I probably already have that protected class in my building.The only commonality is that all the tenants meet a Qualification criteria of Credit, Income and other non-discriminatory criteria.BUT, I know that's not LL.

Hint, Tree service companies(timber states), every property manager you can find, every real estate agent you can find, any mortgage broker in the desired zip code, county taxation dept loves free pizza Fridays.

@Tanya F. not sure if you have a landscaper servicing the property but you could always ask them if they can help.

We will be self-financed, developing property that is zoned "by-right" for the intended use, using public water/individual septic tanks, constructing DOT spec roadways, installing concrete sidewalks and offering high-speed cable TV and internet service.

After about a week the resolution guy told me I have 24 hours to provide invoices for the services.

On assets like this the stabilized cap should be ultra high so with higher debt service the cash flow spread is still good.I hope you find the loan you need but it sounds like you are looking for miracle terms for the asset type and location. 

[Not looking at anyone in particular of course].Having great credit, and great ability to service a 96.5% LTV mortgage, how hard can it be to save up that 3.5% deposit before buying?

I think Western Union or maybe Walmart Money Services should be able to do up to a certain amount with a debit card.
