My understanding of the BRRRR Strategy is that you can claim 75% of the rental income to qualify for the loan when you refinance, yet some people say that in order for rental income to be counted as income you have to have been a landlord for 2 years.Are both true in different scenarios?

Most traditional banks will want to see at least several years of job experience or equivalent (although if you were in school, the time you spent in school can count towards this).

Build a local team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground.

So I came a cross a listing for a golf course in my area for sale, although I would like to purchase this my self I know I have no funding to make this happen, I would have to wholesale this to another investor and this leads me to my questions.Are golf courses a good real estate investment?

Pricing aside I would suggest doing some more research on your code to see if you can up you unit counts.
