My understanding of the BRRRR Strategy is that you can claim 75% of the rental income to qualify for the loan when you refinance, yet some people say that in order for rental income to be counted as income you have to have been a landlord for 2 years.Are both true in different scenarios?

Most traditional banks will want to see at least several years of job experience or equivalent (although if you were in school, the time you spent in school can count towards this).

Pricing aside I would suggest doing some more research on your code to see if you can up you unit counts.
