In my higher rent market I can get all inclusive Pm at 8%, but at that rent point I am thinking total Pm will be 10% (whether all inclusive or lower cost not all inclusive but other charges will get you to the 10%).

Appreciate all the responses and advice I read them all with thought and made my decision I’ll evict if the SD isn’t paid by end of the month.To answer some questions I bought the house when I was young (24) It was a fixer upper so I was desperate for tenants and I’ll be honest I didn’t know any betterOne reason why I waited this long was because I’m in NJ we had extremely strict laws during Covid and courts were closed for about 3 years also he pays rent (current market value) every month and doesn’t trash the placeIn a way I’m glad this happened though you can only learn from your mistakes and I’ll DEFINITELY be more strict moving forward Thanks again everyone for helping me make my decision

Unlike personal property, real estate also requires agreement on closing date, repairs, etc., so even if list price, cash is offered, another term might not work, so likely no way to hold a seller to sell until they actually sign an offer.

Im closing in the next couple days on two more SF and a duplex. both SF all in 75k each rent will be about 1500, value about 115- 120k, Duplex all in 90k with 1800 rent.
