No one know the future but I think Phoenix values will grow.The bottom line is:   Phoenix is the fastest growing major city in the United States.

Every city has its own way of doing it so yes I have evicted people but my experience can't help you or your client there other than to say that you should follow every letter to the t and don't be too stringent on the waiting periods.

Renters insurance is fairly inexpensive in most parts of the country costing something in the neighborhood of $10 to $25 per month (some big cities can be expensive).

The system to be copied in other large cities, quick and easy cookie cutter.

I love the Marietta area because its close enough to the city to have things to do but it is a quick shot just a few minutes from parks and outdoor space.

I would talk to the city building department if needed.

I would look outside the city.

If you live in the property you get some relief or discount.Every city charges a different rental permit/license, just need to figure out which city you are investing in.
