You're at the 2% rule which is good......my concern is if it's a $20,000 property it is definitely in an "F" area so you may have some challenges regarding keeping good tenants, collecting rent....etc.

In the one I am working through now MassHealth has a lien on the property which is more complicated as the house is being purchased at a deep discount due to the distressed nature of the home.I don’t think this instance need be overly complicated if there are no liens.
