As someone who has built a social media following of over 17,000 followers with 100,000 impressions weekly (not to boast, but it matters).

For those of you who have partnered up with an investor whether it be 50/50 or whatever structure you agreed on BUT the property is still financed and was not an outright cash purchase I have the following questions:1.

@Matt Castle I wish I spent more time initially getting my contacts organized and doing a better job at following up with people not only to let them know what I do but genuinely catching up for old time sake, I also should have started with a larger brokerage to learn their processes/workflows, then I could have  applied those steps to my own Brokerage.

Just develop an application process and approval method and follow it. 

Basically we just try to make a fair deal each time we do a new deal we write out the terms we both agree and then we follow them. 

This might be an overwhelming factor.We have lots of meaning to extract from available data and we can describe meaning with terms we know, such as the following:- Open Calendar Daily Rate: daily rate of open (available) calendar days.- Closed Calendar Daily Rate: daily rate of closed (unavailable) calendar days.- Changed Closed Calendar Daily Rate: daily rate of calendar days which have been observed to change from open to closed, over time.Are there existing terms which already describe what I've mentioned?

I'm considering Riverside for the following reasons:I've read from different websites that job growth in the area is expected to outpace Silicon Valley It is close to where I live (I live in OC)I have heard from a few people I know that there are people moving there due to the high cost of living in OC and LA However, I'm a little unsure if investing there would be the right choice because I do not know how likely it would be getting a good tenant fast and I have also read that evictions can be a giant headache in CA.

If/when the water does come back, follow the trail and that will be your source of the leak.
