There are a million factors here. 

However I think that the cash flow numbers on paper can at times look so attractive that we forget about the fundamentals of the property and clientele that will be living there. 

My wife though is a high producing broker who closed 28 million last year but she has no time for BP LOL.. anyway carry on.. but dont put me in the Broker box. 

Well that's large enough to attract a wide variety of people IMO.

We've done about $85 million in projects together since then.The key is being willing to give with absolutely no expectations in return.

I think a computer could scan millions of images each day and spit out a list of potentially distressed properties. 

The only time Im that high are for serious unknown problems like a caving foundation wall, or if we are talking properties in the $1 million range.
