The recent sales comps value the house at about half of what a price-to-rent approach would.

Assume that We purchase the same propert for both approach, for buy&hold the plan is to refinance out for the next purchase.

I just read up on the concept and it makes a ton of sense to me.The real challenge is finding a 2-4 unit home that I'd like to live in. :)

Its not a black and white statement , ( is anything black and white in real estate or in life :-)) .One agent I spoke with , explained her experience working with previous clients and how they approached this question , their thought process and added some information that she had .

But due to the “Magnolia Effect” and the counties approach to capitalize on it regardless of logic, these homes are now appraising much higher than they are probably worth.

I have found a great deal that I want to purchase and need advise or examples of what people have used to approach the bank.
