I rented the whole thing out and still lived at home with mom, had great positive cashflow - I belief at the time I was banking around 1,500 monthly which quickly enabled me to move on to other investments including my first primary which was a 2 family.I still think about doing it full time sometimes but would need about 4 or 5 more good properties but I make decent money at my day job and need benefits.

Hi Renae,I agree with everything that James has mentioned but I would suggest you really try and pinpoint what exactly it is you are trying to achieve.

It looks like you are trying to wholesale to a wholesaler which is fine but that means the deal needs to create a whole lot of value to sell it to them.

I would want to tie up the whole complex to have control for the look and feel of it.What are the other types of properties around these and what has the recent crime activity been with violent versus non-violent crimes.If most units have been remodeled WHY haven't they been able to turn it around??
