I don’t have nearly as much businsss as you do but we f doo our best to try to set them up with strong motivated buyers (sometimes we’re doing a sell and buy situation), and we also offer rental listings from our PM side if they’re going through a dry spell and need to earn but fortunately that rarely happens.

I suggest coming up with some foundational goals you would like to achieve- certain amount of cash flow, what markets, # of units, year built, asset class, etc- and then start looking.

- Ask agent for seller’s motivation and come up with solutions.- Build rapport with agent.- Double deep with the listing agent (If your jurisdiction allows).- Move fast.- Make 2 type of offers - depending on seller’s motivation.- High Earnest Money Down- If you are experienced enough, remove contingencies - this would require that you close or else you loose earnest money.- Attach a letter of intent with your offer- Keep sourcing for other deals and do not depend solely on this one.

IF you can find a seller financing in MF, they want 35-60% down with a 5 year ballon, but this varies greatly from market to market, as well what the seller is trying to achieve with cash flow and taxes
