You might not be able to force them out now, but you can tell them you don't think the relationship is going to work and 'offer' to tear up the higher lease if they will move out.Getting them out now will save you a lot of headaches laterandy

It depends on who is doing the work, and how high grade you want to/should do in that neighborhood.

It is great when you go to work, and come home feeling like you have done something to make a difference.

You could find a home that needs a little cosmetic work and staging and offer the owner what is called an "option to purchase" with an option window of 6-8 months.  

Hope you make more than you lose, because looking for shortcuts and gimmicks ensures you will lose money.
