2- How do you search for liens on a property?

Search on Angie's List or ask around at your local REIA.

The market at least for now is not exactly in the favor of the landlords esp in select neighborhoods.

Do you have any particular sites you would use to search for investment properties.

I can easily search company names in my state on the Florida Division of Corporations website and find out who created the entity, their address, the date they created, whether it is active or inactive, etc.

She stated that she screwed up, and is terribly sorry, and not sure how this happened or how it was not caught by anyone....but that the loan product (Freddie Mac home possible) that they are using...went through everyone, passed underwriting, and then was selected for quality control and was noted that one of the home possible policies stipulates that: Ownership of other residential property The Borrower must not have an ownership interest in any other residential property as of the Note Date, or the Effective Date of Permanent Financing for Construction Conversion and Renovation Mortgages, except as stated below.

There's info and Q/A's available on it through an internet search. 

Does it make sense, in the cold light of day, to think that they've really got these fabulous bargains, reserved for just the select few who are happy to start off with a minus $25k balance?

Also when purchasing from auctions if you do a title search and it comes back clean is it still recommend to purchase title insurance?
