But, there are a host of other factors not as obvious to the borrower including if it a single family or a multi-family, when you are looking to close (the sooner the better in rate terms), how many points  you are willing to pay, for the dscr if you have experience as an investor or not, and right now there is a LOT more variation between lenders then usual due to the volatile rate environment we are in right now.

I moved to dfw a year before the pandemic… it was a cash flow positive environment.

The lending environment is much different here.

I am now focused on helping to educate other investors to become an informed LP, as the syndication environment right now is like the wild wild west with so many syndicators out there, and is as important now as ever to be an informed LP.

In what's believed to be a softening rate environment over the next 24mo it's nice to have the freedom to take advantage.

Some pre-payment penalties are as long as 5 years which a likely dropping interest rate environment over the next year or two can be very expensive when you cannot refi because the PPP is to much. 

If I had $100,000 to invest (and I do) I’m staying away from the toxic political environment that’s California… 😃

Rents on something like this would be $1,200-$1,300/moBtw, it's worth noting the 1% rule doesn't mean much in today's environment.
