I don't know of any old house specific problems if it's installed properly. 

It just tends to be more, smaller units that will have more turnover but still great cash flow if managed properly. 

The key to success is properly analyzing a particular market and then implementing the proper strategy for that market.  

There was one podcast that I recently listened to that went into the tenant interview process and provided some huge insight into properly screening tenants to minimize problematic tenant base, I'm hoping this will help in my journey.  

Like for me I might run 10 million in a year through one title co.. so yes I can get them to override things if its realistic...But the average investor who does a few deals at most is not going to have that kind of juice out here..

Could be because they've dealt with crappy agents who didn't properly price their property and let it sit on the market forever.

I am trying to deal with private lender, met through e-mailand he is remote.Private lenders is asking for upfront fees of approx. $2500.I would like to verify the private lender, before paying the fees.Is there a foolproof way to verify the legitimacy of private lender ?
